By applying to list a property on ProNest, you agree to these Host Terms. You are an independent host, not an employee, agent, or partner of ProNest Living Ltd. ProNest facilitates introductions between you and verified professionals and is not a party to any accommodation arrangement. Hosts are solely responsible for the condition, legality, safety, and operation of their listed properties.
You are solely responsible for ensuring you have the legal right to let the property, that it complies with all applicable laws (including planning, licensing, health and safety), and that you meet all tax obligations arising from rental income. Hosts are responsible for complying with all local short-term letting rules, landlord permissions, mortgage restrictions, lease agreements, and planning regulations applicable to their property. ProNest does not provide legal, tax, or compliance advice.
You are responsible for ensuring listing information is accurate, complete, and up to date including description, location, amenities, pricing, and availability. ProNest may remove or suspend listings containing inaccurate or misleading information.
You are responsible for ensuring the property is safe and fit for occupation, compliance with gas, electrical, and fire safety obligations, and holding appropriate insurance. Hosts are responsible for maintaining appropriate property insurance and public liability coverage where required. ProNest does not provide host insurance and accepts no liability for loss or injury arising from any stay.
Hosts set their own pricing. Payouts are facilitated through approved payment methods. Payments may be processed through authorised third-party payment providers, including Stripe, regulated to provide payment services in the UK. ProNest may charge a platform commission or service fee in connection with bookings facilitated through the platform. In the event of a chargeback, ProNest reserves the right to recover the disputed amount from future payouts.
The Protected Period means the period of 12 months from the date a host and guest are first introduced through the ProNest platform.
You agree not to bypass ProNest for any related booking during the Protected Period. If a booking is completed outside the platform during this period, ProNest reserves the right to charge the equivalent commission fee that would have been payable had the booking been completed through the platform. Breach may result in account suspension.
Any extension, modification, or renewal of a booking originating through ProNest must be processed through the platform during the Protected Period. Platform commission applies to all modifications.
ProNest may modify platform features, terms, or commission structures with reasonable advance notice. Continued use constitutes acceptance of the updated terms.
ProNest may suspend or remove a host listing or account where listing information is inaccurate, where a host breaches these terms, following credible guest complaints, or upon receipt of credible information of legal non-compliance. ProNest may also remove listings where there is credible evidence of legal non-compliance, safety risks, or fraudulent activity.
These Host Terms are governed by the laws of England and Wales. Disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
